Covering circa 220 hectares, “Marina della Tuscia” is located in the Municipality of Montalto di Castro (Province of Viterbo) in the north-west of the Region of Lazio, a short distance from the Tuscan border. On the Lazio Maremma coast, it is sited between the Marta River, the Tyrrhenian Sea and Lake Bolsena.
The plant is about 8 km from the centre of Montalto di Castro, and can be easily reached by way of the A12/SS1 Aurelia. With an hour travelling time from Rome and less than an hour to both Viterbo and Grosseto. Great influence for the development of the area is the completion of the “Livorno-Civitavecchia A12” motorway and “Orte-Civitavecchia” freeway.
This area stands out due to several excellent features: the quality of the natural environs, the richness of the archaeological heritage and the tourist facilities. There are light industrial and production districts nearby.
The aim of the project is the complete renovation and conversion of the “Alessandro Volta” ENEL Power Plant. A vast industrial site located between the countryside and the uncontaminated beaches on the northern shores of the Lazio coast.
The project consists of a new Marina carved into the coastal hinterland. The entrance canal connects the inner basin to the sea. Thanks to the existing passage towards the sea, already in the pertinence of the compound, the realization of the canal will not alter the landscape of the littoral zone.
The port will be surrounded by a smart village with several accessory facilities (retail, residential, accommodation, services, sport and leisure) well mixed in a balanced functional program.
Underlying the design are the precepts of ‘smart city’: industrial reconversion, sustainable mobility, landscape integration, low-carb buildings and renewable energy.
The village is conceived to be fully integrated in the surrounding landscape. The urban design is intended to foster visual and physical connection to the moorings and to add value to the pedestrian walks, alternating alleys and little village squares. The internal transport network is structured to minimize the use of traditional vehicles and foster foot traffic, cycling and electric cars.
